Typically €3000- €5000 but can vary depending on the purchase price of the house. Formally agree with your Property Partner that the money you are handing over is a refundable booking deposit given subject to contract.

This means that you have a deal in principle, but it is not legally binding on either party. Your Solicitor will receive a contract form the vendor’s solicitor. A valuer from your building society or bank will inspect your purchase to ensure that it represents value for money. This will typically cost you €200 - €300.

If the valuation is ok your lender will post you a written letter of offer, with details of your loan. This will need to be signed and returned to your Bank or Building society. Your solicitor will probably advise you to have the house surveyed to confirm that it is structurally sound. If all is ok you can then sign the Contract.
